Does my listing have to comply with fair housing law?
Yes! Rental listings on
all websites
must comply with fair housing law, at all times.
And it is very easy to do!
Please read on to learn more; as a landlord, it is worth your time.
First of all, there is no publication that indexes all of the possible "potentially discriminatory" statements that you should avoid. The government only issues the law, it does not specifically describe what words are acceptable or not. To complicate this, full weight is given to the reader's interpretation of what you write, regardless of what you "meant to say".
Luckily, it is easy to be safe!
Every website in the United States that lists rentals is being scrutinized by local fair housing groups who are actively searching for "potentially discriminatory" language. These groups do not issue warnings . . . they file complaints that may take months to reach you and result in fines. Then they will unknowingly test you for discrimination by phone, e-mail or in person, posing as potential renters. It is a hassle and there is little recourse once a complaint has been made.
You can avoid all of this by writing and publishing a listing that describes only the property and its features.

Examples to avoid:
"Perfect for ABC"
, where ABC might be:
Students, newlyweds, a couple, a small family, retirees, professionals, man/woman, active/fit/healthy, etc.
"Seeking / Looking for ABC"
, where ABC might be:
Like minded, same, divorced/gay/straight/married, employed, responsible, clean, etc.
Fair housing groups also describe pre-discriminatory "code words" including (but not limited to):
Executive, private, exclusive, gated, mature, luxury, etc.

-- Describe the property interior/exterior, its features, benefits and what's included with the rent
-- Do not price your rent based on number of people renting your property (even if it means higher utility bills!)
-- Do not describe specific neighborhood landmarks related to race, creed, color or religion.
-- Do not prohibit types of people . . . prohibit types of behavior.
For example:
Replace "No smokers" with "No smoking"
Replace "No partiers" with "No partying"
Replace "No illict drug users" with "Illicit drug use prohibited"
In short, stick to the facts and remember: what's acceptable to you might not be to someone else . . . or to the law.
How do I deactivate my listing and stop monthly charges?
To deactivate a listing and stop monthly charges, please follow these steps:
1) Click on Control Panel at top right of screen
2) Enter username and password (username = the e-mail address you signed up with)
3) Click the blue DELIST link to the left of the listing you wish to deactivate
4) Confirm the delisting (Warning: If you change your mind later, you will have to pay to reactivate)
5) Done!
I can't remember my password, what now?
Well, we don't know it either! You will have to use the "forgot your password" link on the login screen. This will ask you the security question you setup when you created your account. Only you know the answer - and if you don't, you'll have to create a new account. Our account security prevents us from looking up or reseting passwords. They are kept in an encrypted vault that we do not have access to.

There may be no matches to your search or you may have narrowed the search too far. Try a blank search to see everything, then narrow it down one criteria at a time.
I am getting an error when I enter keywords, what's up?
Keyword searches are the fastest way of finding exactly what you want. You may enter a city, ZIP code, street name, or any other word that may appear in the property description.
Keep your keywords as simple as possible. Using only one at a time usually gets the results you're looking for.
If you enter
more than one keyword
in the same search, however, you must follow some rules:

of the keywords, put OR between the keywords

of the keywords, put AND between the keywords
-- To find an
EXACT PHRASE
, put " " marks around the words (for example, "Grand Valley")

Some listings are already rented . . . why are they still online?
Great question. Landlords publish, and therefore exercise complete control over, their own listings to this website. Because they pay a monthly fee to do so, they have an incentive to remove their listings when they become unavailable. We believe this incentive also creates a efficient mechanism to keep this website's listings as fresh and up-to-date as possible, especially when compared to other services.
